& Conditions
1. The property known as Apartment A101 Blue Electra (the "Property") is offered for holiday rental subject to confirmation by D. Ogden (the "Owner") to the renter (the"Client"). 2. To reserve the Property the Client should make a booking enquiry below, upon confirmation of availability make the payment of the non-refundable deposit (The greater of 20% or £150 GBP for each week booked). Following receipt of the deposit, the Owner will send a confirmation letter / e-mail. This is the formal acceptance of booking. 3. The balance including security deposit (see Clause 4) is payable not less than 8 weeks before the start of the rental period. If payment is not received by the due date the Owner reserves the right to give notice in writing that the reservation is cancelled. If the Owner is able to re-let the Property the Owner may refund the deposit. 4. A security deposit of £200 is required to cover accidental damage to the Property or its contents. The Owner will refund the balance of the security deposit within 2 weeks less any deductions for losses, damage or breakages. 5. The Client is advised to take out travel insurance which covers cancellation and cover for personal belongings as the Owner's own insurance does not cover the Client's personal effects. 6. The maximum number to reside in the Property is 6 unless agreed otherwise. 7. THE CLIENT MUST LEAVE THE PROPERTY IN A CLEAN AND TIDY CONDITION paying particular attention to the kitchen and bathroom areas (i.e. as you found it). The Owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the Property is not left in a suitably clean condition. 8. Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period. 9. The Owner shall not be liable to the client a) for any temporary defect or stoppage in the supply of public services to the Property b) for any loss, damage or injury which is the result of adverse weather conditions , riot, war, strikes or other measures beyond the control of the Owner 10. No pets or smoking is permitted inside the apartment. 11. All guests have an entitlement to exercise and enjoy all of the rights to the property, provided such exercise and rights do not adversely effect similar rights of the other residents. Any breach of this obligation constitutes private nuisance and can be restrained by court order. In the event that any guest is charged with creating a nuisance they shall be evicted and no refund will be payable. 12. This contract shall be governed by English Law in every particular including information and interpretation and shall be deemed to have been made in England. You are advised to print these conditions out for future reference.
